Hines buys Heathrow Logistics Park from Blackstone

Hines has acquired Heathrow Logistics Park in west London from Blackstone for its Hines European Core Fund (HECF).

The 317,000 sq ft prime logistics asset is located 1.4 miles from Heathrow airport’s main cargo gate.

The park is fully leased to a diversified occupier base and comprises four modern warehouse units across a 15.4-acre site. It sits alongside another of HECF’s assets nera Heathrow, Cargo Point – a four-building air cargo facility leased to cargo operator Dnata.

The transaction builds on Hines’ European logistics platform of more than €5bn (£4.3bn) and reflects the fund’s strategy of investing in core real assets at the intersection of infrastructure and global trade.

“This acquisition will more than double our exposure to the Heathrow logistics market, underlining our strong conviction in Heathrow as a critical logistics hub,” said Ross Blair, head of western Europe at Hines.

Chiang Ling Ng, global co-head of investment management at Hines, added: “Air cargo hubs such as Heathrow are critical to global supply chains, as occupiers prioritise speed, resilience and proximity to key markets.

“Heathrow Logistics Park continues to build our exposure to core real assets with durable income and a clear path to capture reversion, supported by constrained supply and strong occupier demand.”

As of March 2026, HECF has a gross asset value of €3.78bn (£3.26bn). HECF is led by fund manager Simone Pozzato in co-ordination with Hines’ global investment management platform.

JLL advised Blackstone on the transaction, while Hines was advised by ACRE Capital Real Estate.
